509 Forest Ave is currently undergoing renovations to become a street-level retail, office, and flex space. By 2026, the upper-floors are set to be converted to 38 residential apartments.
Developers Collaborative, has purchased this historic commercial building, originally constructed in 1927, which is now undergoing significant renovations. The first floor will continue to serve as a commercial space, with one unit still available for lease. It features 6,300 square-feet and visibility to Forest Ave. Initially an automobile dealership, the developers have secured a historic tax credit to restore the building’s facade to it’s mid-1900’s appearance, aligning with historic standards. Beyond it’s roots as a dealership, the building was also home to a music hall in the 1930’s and ’40s. It once hosted historic performers like Ella Fitzgerald, Frank Sinatra, Duke Ellington, and Glenn Miller.
Ten of the long-term rental units will be leased at 80% of the area median income. Parking options will include a 72-car garage on the lower level, in addition to street parking.
